We have all heard or read about the "dire" state the housing market is in. Sure, it's down from 3 years ago; but dire? No. Homes are selling everyday in St. Louis and St. Charles counties. If the real estate market is as awful as the media portrays it, why am I so busy?

Home Sales in St. Louis & St. Charles Counties

Need to numbers to prove that the real estate market in alive and well in the counties of St. Louis and St. Charles? Here are some statistics:

In the past week, 36 homes had closings (actual change to new ownership) in the St. Charles County area. This does not include homes that received contracts; but the actual exchange of ownership. The highest sales price was $410,000 and the lowest was $60,000. It only took these 36 homes an average of 69 days to sell. That's just over 2 months...!! The average price per square foot was $109.08,

Now let's talk about the West County area covering Chesterfield, Clarkson Valley, Ellisville, Grover and Wildwood. There were 14 homes that closed last week with the highest sales price being $510,000 and the lowest $166,000. There homes took a bit longer to sell...an average of 135 days. The average price per square foot was $117.66.

So as you can see, people are buying homes. This time last year, homes were taking an average of 105 days to sell in St. Charles county; that's a month quicker. The West County homes selling last August were sold in basically the amount of time...133 days.

Don't be discouraged by what you hear about the real estate market. If the time has come for you to move, you current home has an excellent chance of being sold in a timely manner.
